citybiz July 22, 2024

The Chevy Chase Land Company, a commercial real estate investment and asset management firm with properties across the Washington, D.C. metro area, announced the completion of a renovation to 5425 Wisconsin Avenue, adjacent to the firm’s mixed-use development The Collection in the Friendship Heights area of Chevy Chase. The new amenities offered at 5425 Wisconsin expand other property offerings through The Chevy Chase Land Company’s shared amenity program, Ascend, powered by CBRE’s Host platform.

Recent upgrades to the building include a new tenant lounge space with a 60-person training and conference room, pub-style collaboration booths, Trackman golf simulator, shuffleboard table, arcade zone, catering kitchen and bar area – all thoughtfully designed by GTM Architects. Lobby enhancements were completed in 2022 with 6th floor spec suites following in 2023.

“The amenities we have now incorporated into 5425 Wisconsin are literally a ‘game changer’ for our tenants,” said Jason Winans, EVP of Asset Management, The Chevy Chase Land Company. “We’re providing a relaxing club-like space for tenants to escape the confines of the desk so they can interact for both meetings and social time in an immediately accessible game room, as well as conference area.”

Located at the intersection of Wisconsin and Western Avenues, the eight-story, 210,000-square-foot 5425 Wisconsin is adjacent to the Friendship Heights Metro. With trophy-class finishes and onsite concierge services, the office building boasts a dramatic lobby, state-of-the-art fitness center, and ample covered parking, in addition to immediate access to Amazon Fresh, Capital One, and other service retail at The Collection. While Clyde’s rests at the foot of the building, other nearby restaurants include Hunter’s Hound, JOY by Seven Reasons, Sushiko, Potomac Pizza, and Junction Bakery & Bistro. While many top-tier retailers line the Wisconsin corridor and are walkable, onsite at The Collection is also Tiffany’s, Capital Laser & Skin Care, Merritt Gallery, the recently added Italian furniture from Giorgetti, and the soon-to-be-delivered Porche Design Studio.

“The combination of offerings at 5425 is rare, especially in Chevy Chase – which is both a testament to the growing demand for high-quality, high-access office space in this area and the vision of The Chevy Chase Land Company,” said Peter Rosan, Broker, Cushman & Wakefield. “The addition of the training room and golf simulator make this property one-of-a-kind.  The thoughtful improvements that CCLC has made across their portfolio truly elevates their buildings to the highest standard.  We are excited that all the tenants within their portfolio can share in all the amenities.”

Enhancing access to these amenities is The Chevy Chase Land Company’s branded shared amenity program, Ascend, which provides tenants access to a diverse range of services, events, and networking opportunities across multiple locations in the D.C. metro area. The Ascend model offers an array of physical and social amenities that elevate the workplace environment so tenants can connect through experiences that used to be offsite-only or require planning.

Powered by CBRE’s Host platform and mobile app, the model is managed by an “academy-trained” concierge team that supports the cross-access to the different properties. Tenant “members” of Ascend can pivot to the related properties to utilize amenity spaces and expand their opportunities to connect with colleagues and clients in more diverse and activated venues.

“The synergy we are committed to providing is dedicated to enhancing creativity, wellness, and collaboration,” said John Ziegenhein, CEO, The Chevy Chase Land Company. “The Chevy Chase Land Company has always believed in providing a lifestyle that combines easy access to work, dining, shopping – and now enjoying a broader array of options across the thoughtful density of our portfolio in a convenient radius.”

The Cushman & Wakefield team representing The Chevy Chase Land Company includes Peter Rosan, Kevin McGloon, and Katie Gormley.
